71 Hill Resort

71 Hill LLC is expanding the Southampton Inn with the development of 71 Hill Resort, a new luxury hotel that will enhance Southampton Village’s hospitality offerings while helping address the region’s critical workforce housing shortage. The $29 million investment will add 40 upscale extended-stay suites adjacent to the existing Southampton Inn, strengthening Suffolk County’s tourism economy and supporting year-round economic activity on the East End.

Designed to meet the growing demand for high-quality accommodations, 71 Hill Resort will feature one-bedroom suites with full kitchens, living areas, washers and dryers, and private balconies or porches. Guests will also enjoy new amenities, including a heated outdoor pool and bar. As part of the project, an existing building on the property will be converted into eight workforce housing apartments for employees in hospitality, healthcare, education, and other essential industries, while another commercial building will remain in operation.

The expansion is expected to create and retain 21 permanent jobs while supporting approximately 90 construction jobs during development. An independent market analysis projects that the resort will attract approximately 870 new visitors to Suffolk County each year, generating an estimated $4.2 million in annual visitor spending for local restaurants, retailers, cultural attractions, and other businesses. The project will also help address the shortage of hotel accommodations on the South Fork, where demand continues to exceed available supply during peak travel seasons.

Beyond expanding tourism, the project provides an important community benefit by creating workforce housing in one of New York’s most competitive housing markets. The apartments will help local employers attract and retain year-round employees while supporting the long-term vitality of Southampton’s business community.
