Ferncliff Hotel
A new 299-suite extended-stay hotel is coming to Melville. Known as the Ferncliff Hotel, the four-story, 402,450-square-foot building will be built at 125 Spagnoli Road, offering a mix of studio, one-, two-, and three-bedroom units available for nightly, weekly, or long-term stays.
The project is being led by the Beechwood Organization, one of Long Island’s largest residential and commercial developers. Designed to meet the growing demand for flexible lodging, the Ferncliff Hotel will serve business travelers, families, snowbirds, and others in need of extended accommodations.
To make the project financially viable amid rising construction costs and a challenging lending environment, Beechwood turned to the Suffolk County IDA for assistance. The Suffolk County IDA approved an economic incentive package valued at $13.08 million, including sales tax exemptions and property tax abatements over 15 years. These benefits were critical to moving the $184.5 million development forward.
The hotel will be built on a 10.3-acre site currently occupied by an underused industrial facility. In addition to demolishing the existing structure, the development includes new utility infrastructure, parking, and extensive landscaping. Guests will have access to a wide array of amenities such as indoor and outdoor pools, fitness rooms, grilling stations, interior courtyards, a rooftop patio, restaurant and bar, and a dog park.
At least 22 full-time jobs are expected to be created in hospitality, food service, operations, maintenance, and administration. The Ferncliff Hotel is also projected to generate more than $500,000 in tax revenue during its first year and an estimated $11.8 million over 15 years, far surpassing the revenue previously generated at the site. In addition, the construction phase of the project will generate approximately 400 jobs.
