Seven Beach Lane
A historic, unoccupied inn, located in the heart of Westhampton, has been reimagined and is now serving the community as a landmark boutique hotel establishing a new destination for tourists and visitors to the area.
In 2022, WHBH Holdings LLC presented a vision to the Suffolk IDA, requesting support to develop a 9,250 square-foot boutique luxury hotel on a one-acre site at Seven Beach Lane in Westhampton Beach.
To transform and preserve The Grassmere Inn – this 19th century historical location, neglected for two decades, into a luxurious Victorian Era design that capsulates today’s modern features. Seven Beach Lane developed spaces featuring 16 quality rooms along with an impressive selection of amenities including a limited-menu – to encourage guests to visit neighboring restaurants in West Hampton Beach Village, indoor and outdoor bar and restaurant, a comfortable lounge area, an outdoor fitness zone, and a stunning outdoor pool.
While setting out to be a true tourist destination within its own boundaries, Seven Beach Lane also provides guests opportunities to connect and take advantage of other amenities in the area. The hotel features shuttle services to local attractions, including Rogers Beach and downtown Main Street, ensuring that guests have effortless access to recreational activities, local dining options, and retail shops throughout the community.
The site’s transformation from a historic building into a reimagined luxury hotel has created new tourism demand while also adding to the limited stock of hotel accommodations in the area. Based on detailed analyses of the region’s hotel industry, it is estimated that more than 90 percent of visitors will originate from areas beyond Nassau and Suffolk Counties, qualifying Seven Beach Lane as tourist destination. Additionally, more than 75 percent of hotel guests will choose this destination due to its distinctive characteristics and closeness to a vibrant downtown area.
By integrating turn-of-the-century charm with modern luxury, Seven Beach Lane has become more than just a place to stay; it is an experience that enchants and captivates, drawing visitors from near and far to immerse themselves in its timeless elegance.
To become a coveted destination for tourism and an economic generator for local businesses, the Suffolk IDA authorized the following for the project:
- Property Tax Abatements
- Mortgage Tax Exemptions
- Sales Tax Exemptions
- Connections to Resources with Other Partner Agencies
We are appreciative of the IDA’s support in this project as it couldn’t be done without them. We have no plans of this being your typical hotel. People will select this location for their stay because it provides amenities and a location that make it a destination within itself. We are excited to have completed this project that added one more place on Long Island’s East End that can attract new customers for many local businesses.
